Lakefront borders the COE shoreline. Lake view has visual water access but is set back. Near-lake is general proximity with no guaranteed access. The price gap between these is often 40–80% — misunderstanding this is the most expensive mistake out-of-area buyers make.
Not every lakefront property qualifies for a dock. The Army Corps controls the shoreline and approves permits based on water depth, slope, and buffer zones. Verify dock status before purchasing — permits don't transfer automatically and directly affect value.
